The Guest House is not a full service hotel and does not try to imitate Western hotels or the things that they provide. We are a small intimate Thai operated Guest House that is comfortable nicely furnished and bright. This is Thailand and personal concern, with a smile, is our way.
We have 7 rooms, 3 with King size beds and 4 with Queen size beds.

1 - 30 November THB 800 per room per night
1 December - 28 February THB 900 per room per night
1 March - 30 April THB 800 per room per night
- The above rates are a guide and are negotiable at the time of making an accommodation enquiry.
- Special rates apply at the time of booking, for longer stays of 10 nights or more.
- Breakfast is not included, but customers staying in any of our rooms are entitled to a 10% discount on all food and beverages consumed in Le Bistro Restaurant, situated to the rear of Sundowners.
- The three larger rooms attract a higher rate of 50 THB per night.
- Three rooms have balconies.
- There is no extra charge for guests.
- Rooms are available for short stays; please contact the Duty Bar Manager for rates.
- Transport from/to the airport is available upon request.
- A 10% discount per night applies for stays in excess of 10 nights. - For longer stays, 31 nights or more, 40% discount plus an additional charge of THB 100 (for electricity) per night. - Payments for the longer stays are requested, in advance, at 15 day intervals.
DVDs can be rented, for a small charge, through the Le Bistro Restaurant.
The Orchid Lounge (www.orchidinparadise.com), a member of the Sundowners group has 2 very large King size rooms and a VIP suite.
If you prefer accommodation away from the hustle and bustle of the night life then there is a highly recommended clean, gay friendly hotel called the “Baan Nern Sai Resort”. A small 24 room Thai run hotel, built on a hillside away from the main road. A place of utter tranquility, dotted with rubber trees and the tropical vegetation on the hillside contributes to the stillness of the place.
